Q: What is the Termination/Cancellation Policy for Student Housing
A: It is not the normal process for a tenant to not honour their contract with us. However, on the rare occasion that this might happen, it is best for everyone involved to understand the 'rules' that we will follow and will enforce.
If, at some point in time, you decide that you must cancel early (i.e. prior to the agreed to end date of your lease agreement) AND we agree to allow it, it is only logical to realise that it is going to cost you.
When a contract is broken, there are costs involved. It costs the landlord, it costs the property owner, so it should and will cost you the tenant. If you are the one who is desiring to break your contract, you will need to take the responsibility for this contract break.
Stuff happens. We understand this. However, we believe that it is appropriate and fair that if you cause the costs, you will be expected to pay for the costs.
It is important for you to read the cancellation policy prior to signing your lease agreement.
Safety Measures
Q: Are candles permitted?
A: No open flames are allowed within the residences.
Q: Are there smoke detectors?
A: Yes, all of our buildings comply with the appropriate building and safety codes.
Q: Are there C02 detectors?
A: Yes, all of our buildings comply with the appropriate building and safety codes.
Q: Is smoking permitted within the residences or your room?
A: No Smoking is allowed inside any residence or any bedroom. If smoking occurs, then you may be required to pay for the removal of the after effects of the smoke to the room(s), i.e. repainting and treating of the space, etc.

Sending Mail to Landlord
Q: How do I send mail to the Landlord - 1100 Main St W?
A: You have 2 choices.
1 - The mailboxes on the main floor by the stairs has a mailbox
labelled "Landlord" Just put your envelopes in there. No postage is required if mailed from within the building.
2 - You may postal mail to our offices.

Receiving Parcels while living in Residence
Q: Can I receive parcels while living in residence at 1100 Main St W?
A: Yes, as long as your correct mailing address is on the parcel.
Example: Your Name

For parcels coming by post, the mail person will buzz your suite. If someone answers then they ask you to come and receive the parcel at the front door. If no one answers, then they put a
call tag in your mailbox telling you the local location that your parcel will be at for you to go and pick up.

Payment Processing Methods
Payments made within the Online Portal
At Wolverine Property Management we have teamed up with Property Vista (our Online Portal partner), with Blue Pay Canada and with Payment Pad.
Currently, the following payment methods are available through our Online Portal:
- ELECTRONIC FUNDS TRANSFER (EFT)
- VISA DEBIT
- VISA
- MASTERCARD
- AMERICAN EXPRESS
- DIRECT DEBIT (DIRECT BANKING)
- MONEYGRAM
Occasionally we have found that as a factor of where you are geographically located, some payment methods may not work. This is often is because of
international payment rules that we and our partners have no control over. If this happens to you, just try another payment method. We also have available
the below types of payments.
Traditional Payment methods (payments made outside of the Online Portal)
- E-Transfers - The details
- Cheques / Money Orders in Canadian funds
- Cheques / Money Orders in US or other funds
For these traditional methods - any payments in a currency other than Canadian funds will be converted to Canadian funds upon receipt. Shortages
in the realised Canadian amount must be corrected by the one paying. In these circumstances, we will email you documentation showing the original funds and their converted to Canadian funds value. We will show the shortage. We expect the shortage to be corrected quickly. Wolverine Property
Management reserves the right to refuse any NON-Canadian payments.

Cleaning
Q: Is a vacuum or a broom included?
A: No
Q: Who cleans the suites?
A: The residents of that suite.
Q: Who cleans each bedroom?
A: The resident of that bedroom.
Q: Who cleans the common spaces – halls, stairways, entrance?
A: For 1100 Main St W - The landlord.
For all of the other buildings - YOU and your housemates.
Q: Is it a problem if the dirty dishes in my kitchen cover all the available counters and sinks?
A: Yes this is a problem. On a couple of levels. It isn't sanitary to leave dirty dishes all over the food prep space. It isn't fair to others who are sharing your space. If you leave a mess long enough then, sometimes this can draw visitors of the pest variety.
Sub-Leasing your Room
Can I Sub-Lease my room?
Yes, if the Landlord approves.
It is really important that all Tenants who are considering Sub-Leasing their room read the information located in our Sub-Lease Section. The information contain there is very helpful.
Help I have a problem!
There is the possibility of you needing to deal with a problem or two during your stay at MainCline Residences. Here are some suggestions that you might want to consider when dealing with a problem.
List of Problem Examples:
- Something isn't working in the residence: go to the Online Portal and start a Maintenance Ticket
- The Cable TV doesn't work
- How does the TV control work?
- The Wi-Fi doesn't work
- The lock/door isn't working correctly
- You've lost your key(s) or door fob
- The fridge isn't working. Read the help section in the manual (1084+1098) (1100)
- The stove isn't working. Read the help section in the manual (1084+1098) (1100)
- The microwave isn't working. Read the help section in the manual (1084+1098) (1100)
- A ceiling light or an outlet doesn't work
- The temperature in the suite isn't comfortable Read the help section in the manual (1084+1098) (1100)
- The laundry machines aren't working as expected

Parking
Q: Is Tenant parking available?
A: Optional parking for a resident is available at an extra cost. Parking is available on a first come, first-served basis,
so please let us know if you will require parking when you apply. There is a separate Parking Agreement to sign and

The parking available at 202West 2nd Street is $30/month
Q: Is there Visitor's Parking available?
A: For 1100 & 1098 Main St W, there are 2 short-term visitor's parking spots available, located immediately
in front of 1098 Main St W., immediately in This is 25 feet from the front doors of 1100 Main St W.
A: For 1084 Main St W, there is 1 short-term visitor's parking spot available immediately in front of 1084 Main St W.
A: For 202West 2nd Street the visitor's parking is on the street
Q: Is there overnight Visitor's Parking available?
A: No. Visitor's Parking is for short term parking only. Offenders may be ticketed &/or towed.
Extra Storage is available
Storage
Q: Is additional storage available?
A: Each bedroom has a closet and under bed storage space. Most suites feature a large entry closet for additional storage.
Q: Is extra storage available?
A: Extra on-site storage may be available at an additional cost. Additional storage is available on a first come, first-served basis.
Please let us know if you will require extra storage when you apply, or at any time going forward.
Q: Where do I store my bicycle?
A: We have a bike storage facility on the lower floor of 1100 Main St W. Outside 1100 & 1098 Main St W we have a bike rack.
Laundry - MainCline Residences
Q: Is there on-site laundry?
A: Yes, each of our buildings has an on-site laundry room. These rooms are open 24 hours a day, 7 days a week.
However, please consider if you are in a house, that your room mate above the machines or beside may not appreciate
the noise in the middle of the night.
Q: Are the washers and dryers coin operated?
A: Yes. They take Canadian Toonies ($2), Loonies ($1) and Quarters (25cents)
Q: What does it cost to do a load of laundry?
A: Currently it costs $2 per wash and $2 per dry
Q: What do I do? I've never done my own laundry?
A: Check out this quick guide online "how to do laundry" and read the "Laundry Instructions" on the wall of the
Laundry room for instructions on how to run the washers and dryers.
Q: What do I do if the dryer will not run?
A: Almost always, when the dryer doesn't work, it is because the lint trap needs to be emptied. Always
empty the lint trap into the garbage before using EACH time.
