Assistant Property Manager
Wolverine Property Management is seeking a self-motivated and prudent property management professional to assist the property management team in the service and maintenance of property management accounts and for preserving the integrity of the property files in accordance with the company’s mission, vision and values.
Responsibilities:
- Maintain accurate records of all property transactions and submit on a timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.)
- Ensure that all rents and late fees/check charges are collected
- Generate necessary legal action, documents and process in accordance with the LTB
- Ensure property is rented to fullest capacity
- Utilize marketing strategies to secure prospective residents
- Continually monitor renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others
- Tour prospects when needed
- Prepare and/or implement procedures and systems within company guidelines to ensure orderly, efficient workflow
- Confirm all leases and corresponding paperwork are completed and input to software System accurately and on a timely basis
- Ensure current resident files are properly maintained
- Ensure all administrative paperwork is accurate, complete and submitted on a timely basis.
- Deal with resident concerns and requests on a timely basis to ensure resident satisfaction with management
- Develop and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.)
- Provide support to staff to encourage teamwork and lead as an example in creating a positive environment
- Notice property appearance and notify appropriate staff when repairs/maintenance is required
- Assure quality and quantity of market-ready apartments
- Ensure that on notice and market ready apartments are inspected frequently and communicate any service related needs to maintenance
- Ensure that all service requests are recorded and communicated appropriately to maintenance
Knowledge/Skills/Abilities:
- Ability to develop and maintain strong relationships with property owners, tenants, vendors and contractors
- Strong computer proficiency in Microsoft applications including Word, Excel and Outlook
- A professional demeanor coupled with strong communication skills both written and verbal
- Demonstrates a high degree of integrity, diplomacy, discretion and confidentiality
- Quality focused with excellent interpersonal skills
- Independent thinker, self-directed autonomous worker requiring little direction
- Access to your own transportation and a valid class G driver’s licence
- Fluent in English
- Highly organized with the ability to work well under pressure, multi-task and prioritize to meet deadlines
Education and Experience:
- 2+ years’ related experience as an Assistant Property Manager or similar role
- Post-secondary education in a related field is considered an asset
- Knowledge of the Residential Tenancies Act & Landlord & Tenant Board is an asset
- Strong leadership skills with the ability to mentor and support a team
